How the job runs

We walk the house first and look for anything that should not take water at full force: loose siding, cracked caulk, peeling paint, open vents, outdoor outlets. Those spots get a gentler setting or are left alone, and we point out anything worth fixing.

Then each wall is washed from the top down, so dirty water runs over areas that have not been cleaned yet rather than the ones that have. A final rinse carries the loosened grime off the wall and away from the windows.

Power washing removes dirt and growth. It does not repaint anything. Paint that is already flaking is not something to blast off: water at pressure can lift more of it, and on houses built before 1978 old paint may contain lead. So flaking areas get kept off or gone over lightly, and we show you where the next paint job needs to start. Soft wood under that paint is a wood rot repair, and we can quote it while we are there.

Prep, weather and how often to wash

A little prep makes the day go faster. Close every window and door, move cars off the driveway if it is being washed, and bring in doormats, cushions and anything light on the porch. Let us know where your outdoor spigot is.

Siding has to be able to dry, and water left on the house cannot be allowed to freeze, so we pick the wash date with the weather in mind. If the forecast turns, the date moves, and you hear from us before the day rather than on it.

How often to wash depends on the house. A wall that faces north or sits under trees stays damp and grows mildew faster, and may need washing every year. A sunny, open lot can usually go longer. Is pressure washing safe for vinyl siding?
Yes, at the right setting. Vinyl needs far less pressure than concrete, and we set it for each surface. Too much pressure can force water behind the panels, which is exactly what adjusting it avoids.
Will washing remove the green growth on my siding?
Yes, in most cases. That green or black film is usually algae or mildew, and washing lifts it off. On walls that stay shaded and damp it can grow back over time, which is why those walls tend to need washing more often.
Is the driveway included?
On medium and large homes, yes. Driveway and walkway washing is folded into those two tiers. On a small home the price covers the house itself.
Is power washing the same as pressure washing?
