Either way, the repaired area is primed and prepped so the paint has a sound, sealed surface to bond to.

Fixing the cause, not just the damage

Rot comes back if the water does. A sill repair lasts longer when the caulk around the window is intact. A fascia repair lasts longer when the gutter is aligned to carry water away from it. While we are there, we look at why the wood got wet and fix what we can, such as resealing a joint or realigning a gutter.

Sometimes the rot goes deeper than it looked. If we open up a sill or post and the framing behind it is soft as well, we stop, show you, and give you a revised written quote before doing more. Structural framing and foundation work are outside our scope, and if that is what we find, we say so and refer you to a specialist.

A small, contained fix, like one sill end or a short piece of trim, can be done at our published hourly rate, and a longer list can be booked as a half or full day. Those hourly and day rates are for labor with materials you supply. Most rot repairs need epoxy consolidant or a milled replacement section, so they get a fixed written quote in two parts instead: labor, and a materials line that names what is going in.

Because you cannot see how far rot goes until the paint comes off, older-home repairs usually get an on-site look before we quote rather than a price from photos alone. That way the quote matches the house.

Can I just fill the soft spot with wood filler and paint over it?
It rarely lasts. Filler sits on top of the damage and does nothing about the decay underneath, which keeps spreading behind the patch. The soft wood has to be consolidated or removed first.
How can I tell if my trim is rotted?
Look for paint that keeps peeling in the same spot, dark staining, or wood that looks swollen. Then press a screwdriver into it. Sound wood resists; rotted wood gives.
Will I have to replace the whole column or board?
Usually not. Rot tends to stay in the lower end of a column or the exposed end of a board. If the wood that is left is firm when probed, epoxy can harden it and fill the missing shape. If it is not, only the damaged length is cut out and a matching piece is joined in. A full replacement is the fallback, not the starting point.
Why did the rot come back after an earlier repair?
Usually because the water source was never fixed, or the soft wood was covered rather than removed. We look for the cause, like failed caulk or a gutter that overflows, as part of the repair.
